Coconut Grove

The Grove is the oldest part of Miami, protected by hundred-year-old Oak trees facing Biscayne Bay. Residents and Businesses in the Grove take pride in protecting nature. We don’t have many sidewalks, and most of the homes are older. The way insurance companies see risk has to do with many factors and the Grove has certain advantages and certain disadvantages.o.

Issues specific to the Grove:

  • Inspections must be specific to obtain better discounts. Homes built up to the 60’s mostly had dimensional lumber structure for the roof, a much thicker truss, and hold up better in hurricanes.
  • The large trees reduce wind speeds but can also be a hazard depending on the species if they are not properly trimmed.
  • The high-quality construction and high ground in most of the Grove benefits Flood insurance rates. The mangroves in the low-lying areas serve as natural wind and wave-breaks in storms, protecting homes and businesses on or near the water.
  • Many homes have cottages and exterior structures which must be insured separately.
  • Driving speeds are slower in the Grove thanks to the winding roads, lack of through-streets, and natural speed-bumps like peacocks. This all helps keep auto insurance rates lower than if you live across US1.
